Thinking About Short-Term Letting Your Property? Here's Where to Start
Short-term letting has changed significantly in Budapest over the past few years. For owners who already operate a licensed property, however, visitor demand continues to create opportunities throughout the year.
Whether you're planning to welcome guests occasionally or operate a property more actively, good preparation often makes the biggest difference. The most successful short-term rentals are usually the result of careful planning, a well-prepared home and a guest experience that feels simple, and works smoothly from start to finish.
Start by Checking the Rules
Before investing time and money into preparing a short-term rental, it is important to understand the regulations that apply to your property.
Budapest's short-term rental market is currently operating under a national moratorium that prevents the registration of new private and other accommodation providers until the end of 2026. Properties that were already legally registered before the moratorium can continue operating, but new registrations are not being accepted.
District-level regulations also vary. Terézváros (District VI) introduced a complete ban on private short-term rentals from January 2026, while other districts have adopted their own restrictions and operating requirements. In many buildings, condominium rules may also limit or prohibit short-term letting regardless of district regulations.
Before making plans for furnishing, photography or marketing, it is worth confirming exactly what rules apply to your property.
Prepare the Property for Guests
Guests tend to form an impression within minutes of arriving.
A well-prepared apartment feels comfortable immediately. Reliable Wi-Fi, quality bedding, adequate storage, a properly equipped kitchen and clear instructions for appliances are often just as important as location. Small details such as spare towels, sufficient lighting, basic kitchen essentials and convenient charging points can all contribute to a better stay.
"The most successful short-term rentals usually don't feel like holiday accommodation," said Alex Markus, Chief Executive of City-Lets Ltd.
"They feel like homes where everything has already been thought through before the guest arrives."
Regular maintenance is equally important. A leaking tap, faulty air conditioner or broken blind may seem minor, but can quickly affect guest satisfaction and reviews.
Invest in Professional Photography
Photos are often the first thing potential guests see, and they play a major role in whether someone clicks on a listing.
Good photography should showcase bright, clean and welcoming spaces while accurately representing the property. Natural light tends to work best, and rooms should be presented without unnecessary clutter.
Many owners invest heavily in furniture and upgrades but underestimate the value of strong photography. In a competitive market, professional images can help a property stand out before guests have even read the description.
Develop a Pricing Strategy
Pricing is rarely the same throughout the year.
Budapest experiences significant seasonal fluctuations in visitor demand. Summer tourism, Formula 1 weekend, major events, Christmas markets and long holiday weekends can all influence both pricing and occupancy levels.
Successful operators typically review pricing regularly rather than relying on a single nightly rate year-round. Monitoring comparable properties in the same area can also help ensure a listing remains competitive.
The goal is not always to achieve the highest nightly rate. Consistent occupancy often plays an equally important role in overall performance.
Make the Guest Experience Simple
Guests appreciate convenience.
Clear arrival instructions, straightforward communication and an easy check-in process can remove many common frustrations. Self-check-in systems have become increasingly popular because they provide flexibility for both guests and owners.
It is also worth preparing answers to common questions in advance. Information about public transport, parking, nearby supermarkets, restaurants and building access can help guests settle in quickly and enjoy their stay from the beginning.
"Many of the best reviews come from simple things being handled well," Markus said.
"Guests remember smooth arrivals, clear communication and properties that match expectations."
Decide How Involved You Want to Be
Managing a short-term rental can be rewarding, but it also requires time and organisation.
Bookings, guest communication, cleaning coordination, maintenance and pricing updates all need ongoing attention. Some owners enjoy being directly involved, while others prefer to work with a professional management company, particularly if they live abroad or own multiple properties.
Neither approach is right or wrong. The best choice depends on how much time you want to dedicate to the property and the experience you want guests to have.
Good Preparation Often Makes the Biggest Difference
Short-term letting is about more than creating a listing.
The most successful properties are usually those that are well prepared before the first guest arrives. By understanding the local regulations, preparing the property properly, investing in quality photography and creating a smooth guest experience, owners place themselves in a much stronger position from the beginning.
While every property has its own quirks and features, good preparation remains one of the most reliable ways to create a successful short-term rental.
